Detached villa with infinity pool and sea views in Benahavís, Costa del Sol

Detached homes and villas in Málaga and Costa del Sol

We design bespoke houses and villas, from the initial plot study through to site supervision.

Designing a detached home takes far more than solving a floor plan. Every plot has its own regulations, orientation, topography, views and a particular way of being lived in. At Santos Arquitectos we develop bespoke homes in Málaga and the Costa del Sol, combining design, planning feasibility, technical control and site supervision.

From the initial study to the finished building

Preliminary plot study

We analyse regulations, buildability, site coverage, setbacks, height, access, orientation and the real possibilities of the plot.

Basic design and permit

We develop the architectural proposal and the documentation required to process the municipal building permit.

Technical design

We define structure, services, construction details, measurements and the technical documentation needed to build.

Site supervision

We accompany the construction to control quality, resolve issues and keep the built work true to the design.

What clients usually ask before starting

How long does the design of a detached home take?

It depends on the scope and the plot, but as a guide: 1 month for the preliminary design and 2 months for the basic design. On top of that come the technical (execution) design and the municipal permit period, which varies by town hall.

What do I need to know before buying a plot?

Mainly its planning status: permitted buildability and site coverage, setbacks, maximum height, possible easements or restrictions, and the condition of access and utilities. We recommend commissioning a feasibility study before signing the purchase.

How long can a building permit take in Málaga?

It varies greatly depending on the municipality and the complexity of the file. In general terms it can range from 6 to 12 months. Complete, well-prepared documentation from the start reduces requests for corrections and shortens the process.

Do you work in Marbella, Benahavís or Estepona?

Yes. We work across the whole Costa del Sol: Málaga, Marbella, Benahavís, Estepona, Mijas, Fuengirola, Rincón de la Victoria and other municipalities in the province. Many of our recent villas are in the Marbella and Benahavís area.

Can you start with a feasibility study?

Yes — that is what we recommend as a first step. The preliminary study analyses the applicable regulations, the real buildability, the topography and orientation of the plot, and lets you make decisions based on data before committing to a full design.

Do you also handle site supervision?

Yes. We supervise the construction of our projects: technical monitoring of the works, quality control, resolution of issues and coordination with the contractor through to completion and first occupancy.

Do you own a plot or want to build a home?

We can help you study your options from an architectural, planning and technical point of view before you make important decisions.
